Funda Index 3e kwartaal 2021: concurrentie per woning is verdubbeld in een jaar

- Het aantal reacties per woning is met name hoog in de provincies Noord-Holland, Flevoland en Zuid-Holland 

- Verkoopvertrouwen daalt voor het eerst sinds juli 2020 

12 oktober 2021 | Uit de funda Index over het derde kwartaal van 2021 blijkt dat het aantal reacties per woning opnieuw is gestegen. Afgelopen kwartaal nam de concurrentie per aangeboden woning met 8,3% toe, een verdubbeling ten opzichte van het derde kwartaal vorig jaar. Per provincie zijn er grote verschillen in de mate van concurrentie. Koploper is Noord-Holland waar een aangeboden woning het afgelopen kwartaal gemiddeld meer dan het dubbele aantal reacties kreeg dan een jaar geleden. Hiermee heeft Noord-Holland de koppositie overgenomen van Flevoland – hoewel de concurrentie ook daar nog altijd hoog is. Andere provincies met veel concurrentie zijn Zuid-Holland, Groningen en Utrecht. De minste concurrentie is geregistreerd in Overijssel en Zeeland. 

Quintin Schevernels, CEO funda: ‘We zien de woningmarkt steeds meer op slot raken. De concurrentie onder huizenzoekers stijgt kwartaal op kwartaal en het verkoopvertrouwen laat voor het eerst sinds onze metingen in juli 2020 nu ook een daling zien. De toenemende concurrentie per aangeboden woningen wordt verklaard door de NVM-cijfers die vorige week een afname van het aanbod van maar liefst 44% in een jaar rapporteerden. De bereikbaarheid van een nieuwe woning is inmiddels zo lastig dat meer en meer mensen hun plannen voor verkoop in de ijskast lijken te zetten.’  

Daling op alle fronten 

De funda Index laat zien dat het vertrouwen in de woningmarkt op alle fronten aan het wegzakken is. Behalve de daling van het verkoopvertrouwen neemt ook het aantal verkoopplannen ten opzichte van het vorige kwartaal licht af.  Het koopvertrouwen daalde in het afgelopen kwartaal weliswaar minder hard dan in voorgaande kwartalen, maar nam in een jaar met 25% af naar het laagste punt sinds de eerste funda Index-meting in juli 2020. Het aantal concrete plannen voor het kopen van een woning is sinds het eerste kwartaal van dit jaar met 11% gedaald. 

De meeste consumenten verwachten niet dat hun vertrouwen in de woningmarkt het komende halfjaar zal verbeteren. Zij geven aan rekening te houden met verder dalend aanbod, hogere rentes en minder aantrekkelijke verkoopprijzen. 

Overheid doet te weinig 

Uit onderzoek van funda naar het effect van de Miljoenennota op de woningmarkt bleek eind vorige maand dat meer dan de helft van de woningzoekers verwacht dat een woning vinden voorlopig nog heel moeilijk zal blijven en dat het er financieel niet makkelijker op wordt. 90% van de mensen die een woning wil huren en 86% van de mensen die een woning wil kopen, vindt dat er te weinig aandacht en geld voor de problemen op de woningmarkt is. Het merendeel meent dat de centrale overheid de regie moet nemen in het vinden van oplossingen.

Funda Index 3rd quarter 2021: competition per property grows further; it has doubled in a year

- The competition per property is particularly high in the provinces of Noord-Holland, Flevoland and Zuid-Holland

- Selling confidence has fallen for the first time since July 2020

The funda Index for the third quarter of 2021 shows that the competition per available property has increased once more. It grew by 8.3% in the last quarter, and is now double what it was in the third quarter of last year. There are large differences in the level of competition depending on the province. It is highest in Noord-Holland, where a property on sale in the last quarter got over twice as many reactions as it would have done a year ago. Noord-Holland has now taken the lead over from Flevoland, though the competition in the latter is still high. Competition is also very high in Zuid-Holland, Groningen and Utrecht. The competition is lowest in the provinces of Overijssel and Zeeland.

Quintin Schevernels, CEO funda: “We're seeing a housing market that is coming to a standstill. The competition between house buyers is growing with every quarter and, for the first time since we started measurements, selling confidence has declined. The increasing competition per property on sale is explained by last week's NVM figures, which showed a no less than 44% drop in the number of available properties compared to a year ago. It's now become so difficult to buy that more and more homeowners are putting their plans to sell on hold.” 

Falling on all fronts

The funda Index shows that confidence in the housing market is falling on all fronts. For the first time since the Index started, in July last year, there has been a drop in selling confidence, and the number of plans to sell has reduced slightly since Q2. Buying confidence fell less in the last quarter than in previous quarters, but is still at its lowest point since the first funda Index measurement in July 2020, and is 25% lower than a year ago. Since the first quarter of this year, the number of concrete plans for buying a house has dropped by 11%.

Most consumers do not expect their confidence in the housing market to rise in the next 6 months, given the further decline in the number of properties on the market, higher interest rates and less attractive selling prices.

Government doing too little

Research from funda on the effect of the government's latest budget plans on the housing market showed that, at the end of September, over half of potential house buyers expected it to remain very difficult to buy for the time being and that it would not become easier financially, either. 90% of people who want to rent a house and 86% who want to buy believe that there is not enough attention for and not enough money being spent on problems in the housing market. Most argue that the national government must take the lead in delivering solutions.
